We understand if you are looking for a property to rent from a distance this search becomes even harder. We specialise in helping you with your relocation and am happy to provide additional photos of our properties and their surrounding area and also information relating to Nursery Care, Schools, Clubs and removals to name but a few.
Finding a property
The first step is to contact us to provide brief details about yourself and about the accommodation you require and an aproximate date by which you need to move. We then search our database for suitable properties for you to view. If not urgent, we log your details so that we can contact you as suitable properties become available. It is wise to start looking about 6 weeks before you wish to move, as the nicer properties are viewed and reserved quickly. Our tenancies are granted for a minimum term of 6 months, which may be renewed if all parties are in agreement.

Please note that for your safety and peace of mind -
- All of our managed properties are Gas Safe certificated, and inspected for electrical safety, and furniture fire safety
- All Tenancy Deposits (bonds) are held in accordance with the Deposit Protection Regulations.
Viewings will be arranged at times to suit you, including evenings and weekends, and you will invariably be accompanied by a member of staff, who can give advice and answer any questions you may have.
Reserving the property
Once you have decided on a property, and we have obtained agreement in principle with the Landlord you will need to complete Credit Check and Referencing forms. Once we have received satisfactory reports back from the Referencing company you will be required to pay a 'holding deposit' (aka 'reservation deposit'), usually equivalent to one months rent. Assuming that the tenancy goes ahead, this will be deducted from the monies due before you move in. If the landlord declines to grant the tenancy, it will be refunded less our admin fee. However the deposit will be forfeit if you decide not to proceed for any reason, or if you fail to provide complete and accurate information in your application.
As a minimum you will require satisfactory references from your employer, a previous or current landlord, and a credit reference report. We may also require a personal reference, and sometimes a guarantor. We use the services of an independent referencing company to obtain and evaluate these references. Our Reference/Admin charges are £115 per adult
Rents are normally quoted calendar monthly, and payable monthly in advance. The tenant is usually also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. All rents are payable by bank standing order to our company bank account or your landlord's bank account.
A security deposit of a minimum of one month's rental will normally be required. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations, and you will be informed of which protection scheme is utilised. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent. An additional deposit of £250 will be payable for tenancies where a pet is permitted.
Right to Rent
The immigration Act 2014 introduced the concept of "right to rent" to the private rented sector. Right to Rent requires Landlords and agents to check the immigration status of their prospective occupiers at the outset of the tenancy. Failure to do so could result in fines for Landlords and Letting Agents as at 1st February 2016 across England. From December 1st 2016, the government has introduced additional penalties and offenses relating to the right to rent. Landlords now face potential imprisonment for failure to check the occupiers right to rent status and so it has now become even more important that they do it correctly every time
We charge a modest fee of £115 per applicant to cover all administration, right to rent and referencing costs. This fee covers preparation of tenancy agreement;Inventory document and all Compliance documentation. This is currently the only fee charged to our tenants prior to moving in.
